A complete guide to the home buying process

As a Buyer, it costs you NOTHING to hire a Real estate Agent!

First steps:

Step 1. Loan Pre-approval (Skip to Step 2 if you are an all-cash buyer)
The first step is to contact a lender (mortgage broker or bank) to get pre-approved for a loan. This does NOT cost you anything and this is where you find out what your budget is. Interest rates are below 3%. Take advantage of these low rates and buy now.

Step 2. Property Search
Once you know your budget, you can start your property search with your real-estate agent - me!

Step 3. Offers and Escrow
When we find the right property, we will submit an offer contract along with:

  1. Pre-approval Letter.

  2. Statement or Screenshot of your bank account, investment account showing the down payment amount.

  3. Credit report showing FICO score (optional, but helpful).

  4. Ask me about getting fully approved/underwritten so that you can submit your offer to compete with all cash offers.

  5. I will negotiate the price and terms on your behalf to get you a great deal!
    - Examples of things I can negotiate on your behalf:
    Price reduction, closing costs reduction or for the repair work to be completed by the seller, Furniture to be included with the sale fo the home, closing date (less than the standard 30 days or extend for longer), Home warranty paid for by the Seller for one year,

A few important terms of the contract to be aware of: 

Escrow Period (Inspection Contingency Period/Appraisal Contingency and Loan Contingency) and wiring 3% deposit to the escrow deposit.

You will have a certain number of days to inspect the property and cancel the contract without losing your deposit if you wish to do so. Ask me for more details.

Step 4. Final Walk Through and Closing!
A few days before the closing date, we will do a final walk-through of the property to make sure that the condition of the property has remained the same. 

You will receive the keys after escrow has closed and title has been transferred into your name.
